Westside Pest Control (requests by FSR property manager)

Starting May 2023, Westside Pest Control has been contracted by the strata to provide and monitor rodent bait traps set up outside of buildings and exterior common strata areas. The $245/month + GST cost is covered by owner strata fees.

Wasp pest control in outside common areas is also covered by current strata fees, not by owners. These wasp treatments costs $168 + GST per call.

However, mice, pavement ants and/or silverfish inside a townhouse unit are considered “in-suite expenses” that the owner pays for pest control. The regular price for in-suite treatment is $353 + GST for mice and $224 + GST for pavement ants, and $249 + GST for silverfish. Units must be vacated for 6 hours while ant or silverfish treatment is applied.

Bed Bugs are also considered as “in-suite expenses” that the owner pays for pest control. The estimated regular prices (subject to change) are:

• 1 bed: 2-hour service – $550
• 2 bed: 3-hour service – $695
• 3 bed: 4-hour service – $795

If requested through our Property Manager, the  owner cost for the inspection is $95, plus GST, for a home with one mattress and $40, plus GST, per additional mattress. 

HOW TO ARRANGE SERVICE

• If owners arrange service through our Property Manager (Monica Filip), owner cost will be reduced to $95 + GST for each in-suite inspection—to be paid by individual owners. Calls are scheduled to coincide with monthly bait trap calls.
•  Westside Pest Control will bill the Strata, then the Strata will charge the owner’s account.

CANCELLATION POLICY

 If appointments are changed or canceled without 24-hour prior notice, the owner’s account will be charged $95.

MICE TREATMENT

Procedure:

The mouse visit service consists of an outside inspection and sealing any entry points the mice are entering from the outside of the home, as well as setting snap traps in areas of activity inside. Residents will be given more info on how to prevent mice activity and how to check the traps themselves. Each visit is $95 + GST if booked during regular bait trap visit.

Guarantee:

No Guarantee on Mice Treatments, but most customers see a 75-95% improvement.

PAVEMENT ANT TREATMENT

Interior Treatment Procedure:

• Apply ant bait in clear plastic trays in the following areas of activity:

basement washroom, garage, kitchen, upstairs bathroom
   (or any area of activity deemed appropriate by the technician at time of inspection).

• Inject liquid insecticide using a needle head applicator into walls under baseboards in the following areas of activity:

Exterior Treatment Procedure:

• Treat perimeter of foundation and problem areas such as decks, patios, walkways with a residual liquid insecticide.
• Also directly inject liquid insecticide into nest sites visible by evidence of sand piles and/or steady ant activity.
• Structural areas targeted for treatment include foundation perimeter, decks, posts, patios, walkways, etc.
• No pesticide applied to lawn or other vegetation.
• High activity areas targeted: garage threshold and curb between garage and park.

Vacate period for retreat if required:

• All occupants must remain out of the premise for a minimum of 6 hours.
• Recommend that anyone with immune disorders, pregnant women, children under 3, cats, birds, fish & reptiles should remain out of the premise for 24 hours.

Guarantee:

• Interior retreats must be administered as an open spray.
• No guarantee on ant services but a drastic improvement is expected to last up to 90 days.
• Follow-Up Spot Treatments: $115 +GST (if not booked during regular bait trap visit) and $95 + GST per additional unit when scheduled for the same visit as a regular bait trap visit.

SILVERFISH TREAMENT

Customer Preparation:

• Remove all items from under sinks in kitchen and bathrooms.
• Seal or refrigerate fruits and other countertop food items
• All furniture and other moveable items need to be pulled at least 1 foot away from baseboards.

Treatment:

• Liquid spray is applied to baseboards, cracks, crevices, and under sinks.
• Powder is injected into the wall voids around plumbing under sinks.
• All occupants needs to vacate for the duration of the treatment (please refer to Vacate Period section above).

Post Treatment:

• Although you should see most improvement within 72 hours, please wait 2-3 weeks to see full effect of treatment.
• Furniture and items may be replaced and moved after the vacate period is over.
• You can help to eradicate silverfish by keeping a dry environment:
  • Keep bathroom doors closed with the exhaust fan on 24/7.
  • Invest in a dehumidifier to keep the moisture down in your home.

Guarantee:

• Silverfish treatments are not guaranteed, due to the nature of the naturally moist climate in the Lower Mainland.
• Our customers typically report a 75%-95% improvement after treatment.

BED BUG TREATENT

Client Preparation:

This information will be sent to you via email once your booking has been confirmed.

What to Do BEFORE Technician Visit:

Remove Bedding

1. Take off all bedding including sheets, pillows, blankets, comforters, and other linens such as box spring skirts.
2. Pick up clothes on floors and hanging over chairs.
3. Cabin beds/beds with built-in storage. Remove all clothing items from these storage areas.
4. Bag these items (all above) and launder in hot water at a minimum of 49°C, or place them in a clothes dryer at the highest temperature for at least 40 minutes. (Dryer heat on a high heat setting kills bed bugs and their eggs in 30 minutes – dry clothes).
5. Once cleaned, keep the items bagged and tied to quarantine them.

Empty Dressers and Nightstands

1. Empty all dresser drawers. Dry the contents on high heat and bag them securely.
2. Clear closet shelves as needed, depending on clothing storage.
3. Empty nightstand contents into a box on the floor. Keep these items in the same room (to ensure they are contained).

General Tidiness

• Ensure the room is free of clutter, especially around the baseboards.
• All moveable items need to be pulled 2 ft. away from the baseboards / perimeter in the treated room (if possible, heavy items can stay)
• Bed needs to be at lest 3” away from the wall.
• Vacuum baseboards to remove dust build-up from these areas. Remove the vacuum cleaner bag or contents of the canister, place in a plastic bag, and dispose of in the trash can outside your apartment/home.
• Cover fish tanks, terrariums and small animal cages with a clean towel or sheet.

Avoid

• Do not apply any powders prior to the treatment.
• DO NOT SPRAY ANY PESTICIDES OR CLEANING PRODUCTS IN TREATED AREAS. THIS WILL RESULT IN CONTROL FAILURE.
• Do not change your sleeping routines and locations (otherwise, bugs will remain dormant in your absence and not cross an Aprehend barrier).

On the Day of Treatment:

• High Heat Treatment: All clothing should be dried at high heat and bagged up. The bags will then be sealed and left for 3-4 weeks.
• Furniture Care: We treat beds, surrounding furniture, and living rooms to ensure no bed bugs are left behind.
• Be the Bait: Bed bugs are attracted to heat and CO2, so it’s important not to change sleeping locations as they search for food once a day.

Guarantee:

The service includes a trained technician vacuuming every square millimeter of your bedroom and all other affected areas, in addition to a targeted application of proven products including Aprehend, to fully exterminate your infestation. Expect to vacate for 6-8 hours during which time our team goes to work for 2-4 hours plus 4 hours fully unoccupied allowing for optimal treatment results. A preparation guide will be sent to you ahead of time so that we can make the treatment as efficient and streamlined as possible.
